We are fully qualified to inspect and your rented properties’ gas installations and appliances. As a landlord your tenants’ safety is your responsibility, so the appliances should be serviced and maintained regularly. You are responsible for:
Ensuring an annual gas safety check is carried out within 12 months of the installation of a new appliance or flue.
You must keep a record of the safety check for 2 years
Issue a copy of this record to each existing tenant with 28 days of the check being completed
Issue a copy to any new tenants before they move in.
We will provide an annual reminder and can send the new certificate via email.
We can supply and fit smoke detectors and CO (Carbon Monoxide) detectors, a requirement by law since October 2015.
PAT Testing and Legionella
We also offer PAT (Portable appliance testing) for any electrical items supplied to check the goods are working within the correct parameters, and Legionella risk assessment and management.
Boiler Breakdown and Servicing
It is advisable to keep the boiler serviced regularly to reduce the chance of breakdown, and to maintain the safety and efficiency of the appliance. Annual servicing is also a condition of your warranty.
We provide the following checks during a routine service:
Flue gas analysis and gas rate to maintain efficiencySafety mechanisms working correctlyFull visual inspection for signs of corrosion and leaks.Ensure all boiler controls are working correctly.
We will aim to be with your tenant the same day if the boiler breaks down to get them back up and running as quickly as possible. We keep a range of spare parts available in the van to resolve the most frequent problems and have access to supply chain for any other parts required.
